Do you communicate with my guests?

No. You remain the Superhost and handle all guest messaging. We act as your silent "boots on the ground" to ensure the physical property matches your 5-star digital standards. If an issue arises at the house, we communicate directly with you, the host.

Are you a cleaning company?

No, we are a Quality Assurance (QA) company. Cleaners are there to clean; we are there to inspect, stage, and test the property after they leave to ensure it is 100% guest-ready. We bridge the gap between a standard clean and a 5-star arrival.

Do I have to sign a long-term contract or give up a percentage of my revenue?

Never. We do not take 20% of your hard-earned booking revenue like a traditional property manager. Our Turnover Audit and Valet services are booked on a flat-fee, per-stay basis. Our "First Impression" and "Peace-of-Mind" plans are simple month-to-month subscriptions. You keep total control.

What counts as an "emergency" for the Peace-of-Mind plan?

When you subscribe to the Peace-of-Mind plan, we become your local contact for urgent *physical* property issues—things like smart lock battery failures, lockouts, active plumbing leaks, or securing patio furniture before a major storm. (Note: You still handle the "digital" emergencies, like helping a guest find the WiFi password!). On-site emergency labor is billed at a flat $75/hour rate.

How do you access the property?

During our initial "Handshake" meeting, you simply issue our team a dedicated vendor code for your smart lock, or provide a physical backup key in a lockbox.


How do the Valet services work?

Because check-in and check-out times rarely align perfectly with Parkway traffic, our valet services remove the friction. For the Luggage Valet, our team secures your guests' bags on the porch or in a designated area so they can hit the beach before check-in. For the Beach Valet, we deliver and set up premium Tommy Bahama chairs and an umbrella so you don't have to constantly replace rusted gear.


How do I book a Turnover Audit for an upcoming stay?

Once you are an established client, you simply text or email us your calendar of check-in/check-out dates for the upcoming month, and we lock your Turnover Audits into our schedule.
